The main objective of this standard is to keep common accounting treatment and this standard deals with recognition, measurement, and disclosure of investment property.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Let&rsquo;s understand the Common Terms prescribed under IND-AS 40<\/h2>\n\n\n\n<p><strong>&ldquo;Investment\nProperty&rdquo; <\/strong>is a property held by\nthe owner or lessee to earn rentals or for capital <a class=\"glossaryLink\"  aria-describedby=\"tt\"  data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Appreciation&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;Appreciation refers to the increase in the value of an asset over time due to various factors such as inflation or increased demand. It is observed in various fields including economics,(...)&lt;\/div&gt;\"  href=\"https:\/\/enterslice.com\/learning\/terms\/appreciation\/\"  data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]'>appreciation<\/a>.<\/p>\n\n\n\n<p><strong>&ldquo;Fair\nValue&rdquo; <\/strong>is the price that would be\nreceived to sell an asset or paid to transfer a liability in an orderly\ntransaction between <a class=\"glossaryLink\"  aria-describedby=\"tt\"  data-cmtooltip=\"&lt;div class=glossaryItemTitle&gt;Market&lt;\/div&gt;&lt;div class=glossaryItemBody&gt;A market is a structured environment, either physical or virtual, where buyers and sellers convene to trade goods and services. This trading hub operates based on the principles of supply and(...)&lt;\/div&gt;\"  href=\"https:\/\/enterslice.com\/learning\/terms\/market\/\"  data-gt-translate-attributes='[{\"attribute\":\"data-cmtooltip\", \"format\":\"html\"}]'>market<\/a> participants at the measurement date.<\/p>\n\n\n\n<p><strong>&ldquo;Carrying Amount&rdquo; <\/strong>is the amount at which an asset is recognized in the balance sheet.<\/p>\n\n\n\n<p>&ldquo;<strong>Cost<\/strong>&rdquo;\nis the amount of cash or cash equivalents paid or the fair value of other\nconsideration given to acquire the asset at the time of its acquisition or\nconstruction, where applicable, the amount attributed to that asset when\ninitially recognized in accordance with specific requirements of other IND-AS.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Classification of Property<\/h2>\n\n\n\n<p><strong>Investment Property: <\/strong>It is the property held by the owner or lessee to earn rental or capital appreciation or both. The <strong>investment<\/strong><sup><a href=\"https:\/\/en.wikipedia.org\/wiki\/Investment\">[1]<\/a><\/sup> property generates cash flow independently through production or supply of goods or service that is attributable not only to property but also the asset utilized in the production or supply process. This is the reason it differs from the owner-occupied property.<\/p>\n\n\n\n<p><em>Following\nare the example of Investment Property<\/em><\/p>\n\n\n\n<ol><li>The Land purchased\nfor the long term purpose in the ordinary course of the business.<\/li><li>A building is\nowned by the entity and leases out for a certain period of time under an\noperating lease.<\/li><li>Property that\nis being constructed or developed for future use as an investment property.<\/li><\/ol>\n\n\n\n<p><strong>Owner-Occupied\nProperty: <\/strong>It is the property which\nis held by the entity or owner for use in production or supply of goods or\nservice or administrative purpose.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">When the Investment Property shall be\nrecognized?<\/h2>\n\n\n\n<p><em>In IND-AS\n40 recognition of Investment property mentioned below:<\/em><\/p>\n\n\n\n<ul><li>The future\neconomic benefits shall be associated with the investment property and<\/li><li>The cost of\nthe investment should be measured reliably.<\/li><\/ul>\n\n\n\n<p><b>Our Recommendation:<\/b> <mark style=\"background: #fffd03 !important;\"><a href=\"https:\/\/enterslice.com\/learning\/applicability-of-indian-accounting-standards\/\">Applicability of Indian Accounting Standards<\/a><\/mark>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Disclosure Required to be disclosed in the Financial Statement<\/h2>\n\n\n\n<ul><li>The accounting policy for measurement of investment property.<\/li><li>When the classification is difficult to recognize, then according to the criteria it is used to distinguish investment property from the owner-occupied property.<\/li><li>The fair value of investment property is based on a valuation carried out by an independent valuer who holds a professional degree and the category of the investment property being valued. If there is no such valuation then the fact required to be disclosed.<\/li><\/ul>\n\n\n\n<p><strong><em>The amount to be recognized in profit or loss for:<\/em><\/strong><\/p>\n\n\n\n<ul><li>Rental income\nreceived from the investment property.<\/li><li>Direct\nexpenses like repair and maintenance arising from the investment property that\ngenerates the rental income or that investment property that does not generate\nthe rental income.<\/li><li>The existence\nand amount of restrictions on the reliability of investment property or\nremittance of income and proceeds of disposal.<\/li><li>If entered in\nthe contractual obligations to purchase, construct or develop the investment\nproperty or for repairs, maintenance, or enhancement.<\/li><\/ul>\n\n\n\n<p><strong><em>In addition to the above, the following additional\ndisclosure is also required to be mentioned.<\/em><\/strong><\/p>\n\n\n\n<ul><li>The depreciation methods adopted and useful lives and the depreciation rate calculated.<\/li><li>Gross amount carried forward and the accumulated depreciation at the beginning and the end of the period.<\/li><li>A reconciliation of the carrying amount of investment property at the beginning and the end of the period showing the following;<\/li><li>Additions of income generated by way acquisitions and those resulting from expenditure recognized as an asset;<\/li><li>Assets classified as held for sale or in a disposal group classified as sale and other disposals.<\/li><li>Depreciation rate and the amount calculated.<\/li><li>The number of impairment losses recognized and impairment of the losses recovered.<\/li><li>Transfer to and from inventories and owner-occupied property.<\/li><li>Any changes as applicable.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">How to measure the cost of the Investment\nProperty after recognizing?<\/h2>\n\n\n\n<p>As per IND-AS 40 investment property shall be\nmeasured at the cost including the transaction charges i.e. Professional fees\nfor legal services, property taxes, and other transaction costs.<\/p>\n\n\n\n<p>After recognizing, the entity shall measure all the investment property at cost. This standard requires all entities to consider the fair value of investment property, but for the disclosure purpose, they required to follow the cost model. An entity is encouraged but not required to determine the fair value of investment property based on a valuation by an Independent valuer who recognized and possess the relevant professional qualification.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Transfer of Property:<\/h3>\n\n\n\n<p>An entity shall transfer the property only when\nthere is a change in use. It only occurs when a property meets or ceases to meet\nthe requirement mentioned or covered under the definition of Investment\nProperty.<\/p>\n\n\n\n<p><em>Example of\nchange in use includes:<\/em><\/p>\n\n\n\n<ol><li>Investment\nproperty of owner-occupation, or development with a view to owner-occupation\nfor a transfer from investment property to owner-occupied property.<\/li><li>With a view to\nsale, for transfer from Investment property to inventories.<\/li><li>Transfer from\nowner-occupation property to investment property.<\/li><li>Don&rsquo;t want to\ncontinue as Owner occupation.<\/li><li>Executing an\noperating lease for another party, for a transfer from inventories to\ninvestment property.<\/li><\/ol>\n\n\n\n<p><b>Read Also:<\/b> <mark style=\"background: #fffd03 !important;\"><a href=\"https:\/\/enterslice.com\/learning\/income-computation-and-disclosure-standards-icds\/\">What are the Income Computation and Disclosure Standards (ICDS)?<\/a><\/mark>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Disposals of Investment Property as per\nIND-AS 40<\/h2>\n\n\n\n<p><em>Based on\nthe following points the Investment property shall be considered for the\ndisposal;<\/em><\/p>\n\n\n\n<ul><li>If it is\nderecognized on disposal<\/li><li>When the\ninvestment property is permanently not required for the use.<\/li><li>If no future\neconomic benefits are arising from its disposal.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Conclusion<\/h2>\n\n\n\n<p>When an investment property purchased by the entity and if Indian Accounting Standard is applicable then it is mandatory to adopt and disclose the accounting treatment as mentioned in IND-AS 40.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>An investment property is a property that has been purchased to earn the return either through rental income or to resale the property which has been purchased.
